Once familiar with your center and your needs, we will find prospective tenants through an aggressive marketing campaign, which includes door-to-door canvassing, telephoning, direct mail, (depending upon your budget), site signage and professional trade organizations.
- Flyers - A one page flyer containing pictures, locations map, size, description of the center, parking, tenant mix, and rental rates, will be prepared for canvassing, emails and mail outs.
Complete Package - A complete package, (if warranted) will be prepared to give to more interested prospects. In addition to the above, it will also include area maps, demographics, and a narrative.
- Direct Mail, Email and Telephone Campaigns - The one page flyer will be used in the direct mail/email campaign as well as being sent to interested tenants, resulting from telephone canvassing.
Tenants for this campaign shall be derived from:
- Subscribed Mailing and Telephone List
- Our Own Tenant Database
- Trade Area Tenants
Advertising - Advertisements will be placed in local newspapers and trade magazines if desired. Frequency and size to be determined by advertising budget approved by owner.
Internet Website Posting - Your property will be featured on our company’s web site and posted on various internet commercial property search engines, which provides local, regional, national and international exposure.
We will perform preliminary qualifications on prospects and show your property. We will secure financial information and obtain credit reports on the principals involved. We will negotiate and prepare lease proposals with prospective tenants and submit them to you for your ultimate approval.
We will supply you with monthly activity reports, (upon request), of whom we spoke with and what transpired. In addition, a monthly management report will be furnished outlining any extraordinary expenses, list of repairs and actions taken by us. It will also mention items, which need to be addressed in the following month.
